There are two types of insurance: the owner's policy and the lender's policy. As the names imply, the owner's policy protects the owners of the property, while the lender's policy protects the bank or mortgage holder. Insurance against loss sustained by an insured is different than the condition of title being represented on the face of the policy. A title insurance policy protects the named insured against title defects, liens, and encumbrances not listed on the policy but existing as of the date of the policy until the property is sold or refinanced.
